When a tenant moves out, the clock starts. Every day a unit sits empty is a day without rent, and the walls are usually the last thing standing between the unit and a new lease. A repeatable turnover plan keeps painting from becoming the delay.

This guide is for Riverside property managers and owners who repaint units one at a time as tenants come and go. If you are planning a full community repaint with a board and residents to notify, our HOA and multi-unit guide for property managers covers that side. Here we stay with the turnover itself.

How Fast Can a Unit Be Repainted Between Tenants?

It depends on the size of the unit and the shape the walls are in. A unit with normal wear, a few scuffs and some nail holes goes quickly. A unit with heavy marks, damaged drywall or a color change from dark to light takes longer, because dark colors need extra coats and primer to cover. The walkthrough tells us which kind of unit it is.

What speeds things up is not the paint. It is the handoff:

  • Tell us the move-out date as early as you can. A unit we know about two weeks ahead is easier to fit in than one we hear about the day before.
  • Give us access. Keys, lockbox codes and gate codes sorted in advance save the first morning.
  • Get the unit cleared. Furniture and boxes left in the unit slow the crew down.
  • Share the same scope every time. A standard turnover scope that lists walls, ceilings, trim and doors means no one has to re-explain it for each unit.

For other multi-unit work we do, see our multi-unit and HOA painting page.

Which Colors and Sheens Make the Next Turnover Easier?

The goal is to make the next repaint simple. A few habits help:

  • Use one neutral wall color across your units. A single light neutral is easy to touch up, easy to match and easy to cover when a unit needs a full repaint.
  • Choose a washable sheen on walls. Eggshell or satin wipes clean better than flat, which matters in halls, kitchens and bathrooms. Flat is fine on ceilings.
  • Use semi-gloss on trim and doors. It handles scuffs and cleans easily.
  • Keep a color log. Write down the brand, color name and sheen for each unit and keep a labeled can on hand for touch-ups.

We work with Sherwin-Williams products on multi-unit interiors, so recording the color name makes the next match easier. Ask for the list of colors and sheens before the crew leaves.

How Do You Schedule Several Units at Once?

When more than one unit opens up in the same month, group them. Painting units that are next to each other, or on the same floor, saves setup time and keeps the crew in one place. A simple routine works well:

  1. 1
Share a running list of upcoming move-outs

Send it to us as dates become firm, with unit numbers and any special notes.

  2. 2
    Batch units by location

Group units that open up in the same week so the crew can handle them in one visit.

  3. 3
Fit painting between repairs and cleaning

Wall repairs come first, painting next, then the final clean and any flooring work. Agree on that order so trades are not working over each other.

  4. 4
Do a quick walkthrough at the end

Check each unit against the scope and write down any touch-ups before the crew moves on.

Frequently Asked Questions About Apartment Painting

Can you paint an occupied unit, or does it need to be vacant?

Vacant units are much easier. The crew can move freely, nothing needs to be covered or moved around a resident’s belongings, and the paint can dry without anyone living in the space. Occupied units can sometimes be done with advance notice and the resident’s agreement, but that is a different plan with more protection and more coordination. Tell us which one you have when you book.

Is a touch-up enough, or should the unit get a full repaint?

It depends on the walls. If the paint is in good shape and only has a few marks, touch-ups with the matching color can be enough, as long as the color and sheen are known and the existing paint has not faded. If the walls have many marks, uneven patches or a long stretch of wear, a full repaint looks better and avoids a patchwork effect. We look at the unit with you and recommend one or the other.

Who handles wall repair after a tenant moves out?

Small nail holes, scuffs and minor cracks are normal prep, and we patch those as part of the painting scope when it is written in. Larger damage, such as holes in the drywall or sections that need replacing, should be named at the walkthrough so it is clear who is doing it and when. The key is to put it in writing for each job so no one assumes.
